Helios considers office buildings, apartment
properties, hotels, portfolios of properties, and
mortgages for acquisition when substantial
discounts to value and/or replacement cost can be
achieved. As it relates to the acquisition of real
estate, the key criteria is to identify properties
where operating performance can be substantially
improved with careful management. Grand View
identifies real estate that is located in markets that
are turning around with sales prices that provide
strong risk adjusted returns. Lastly, properties
where financial leverage and structuring can
create above average returns are also sought.
Grand View has established relationships with high net worth investors,
family
endowments, hedge funds and other sources of institutional and
non-institutional
real estate investment capital that seek to invest side-by-side with
qualified real
estate operators. Through Helios, the bridge is gapped between these hard
to
find
sources of capital that are eager to invest in appropriate real estate
investment
opportunities and Grand View's clients that are seeking such capital.
Grand View Consultants invests its own capital, as well as, capital from
high net
worth investors through Grand View relationships, whose network of domestic
and international investors has been developed over the last decade.
